Buying an Apartment in Klaipėda
Buying an apartment means weighing the price, everyday convenience and what comes with the home. I am Aleksandr Fedosejev, a real estate agent with CAPITAL Klaipėda. I can help you search for an apartment in Klaipėda and nearby areas, or assess a listing you have already chosen: gather information, prepare for a viewing, negotiate and coordinate the agreed steps in the purchase.

A full apartment search or help with one listing?
If you have not started looking yet, we agree on your criteria, shortlist properties and decide how to review them. Within the agreed scope, my work may include contacting sellers, gathering information, arranging viewings and coordinating the next steps in the purchase. At the outset, we define the areas and search limits, and who makes decisions if you are buying with someone else.
If you have already found an apartment, we can focus on a specific need: comparing the price, arranging a second viewing, obtaining missing details or negotiating. The first conversation should leave us with a clear list of agreed tasks, so you know what I am responsible for and what you will handle yourself.
Apartment criteria and a budget that includes moving in
We discuss not only the number of rooms but how you will use them: a separate workspace, room for children, storage, stairs and daily travel. We sort your criteria into must-haves and preferences. For example, extra floor space does not replace a lift if you need one, while a practical layout may matter more than a few additional square metres.
Alongside the purchase price, we account for repairs, furniture, moving and transaction costs. If you plan to use a mortgage, the bank assesses your financing options and the suitability of a specific apartment separately. We base the search on the information you have from your bank and leave room for costs that are not reflected in the listing price.
Comparing listings: the apartment, the building and the area
We compare shortlisted apartments using the same questions: total price, condition, layout, floor, building maintenance, heating and location. We note which details are confirmed and which still need to be checked with the seller. Listing prices show what sellers are asking; I do not treat them as completed sale prices.
For a renovated building or one with renovation planned, we ask about completed work, remaining payments and planned common-area repairs. For parking, we clarify whether a specific space is offered, the basis on which it is used and whether its price is included. The comparison should make each option’s advantages, trade-offs and additional budget needs clear.
An apartment viewing with questions prepared in advance
Before the viewing, I agree on a time and prepare questions that photos alone cannot answer. We look at natural light, noise, ventilation, visible signs of damp, windows, plumbing and electrical fittings. We also check shared areas, ease of access, the cellar or any other ancillary spaces being sold. We ask for examples of running-cost bills rather than relying only on a verbal description.
We record our observations, the seller’s answers and any unanswered questions. If evening parking or noise matters, it may be useful to visit at another time as well. If there are concerns about the structure, the cause of damp or the condition of systems, we can discuss an inspection by an appropriate technical specialist.
Document checks before deciding to buy
I help gather the available floor plan, registry information and details about ancillary spaces and completed alterations. If the actual layout differs from the plan provided, we note the discrepancy and find out which documents or specialist advice are still needed. We also clarify which furniture and equipment are included, who currently occupies the apartment and when it could be vacated.
My role is to coordinate information and direct specific questions to the right professional. We confirm ownership, restrictions and contract matters with a notary or lawyer, and financing questions with the bank. If the bank requires a valuation report, you should confirm its requirements with the bank and a property valuer.
Negotiating the price and other terms of an apartment purchase
We base an offer on comparable options, the apartment’s condition, expected work and what you can afford. Before approaching the seller, we agree on the proposed price, your negotiating limit and the terms you do not want to give up. Negotiations can also cover a parking space, furniture, equipment, payment schedule and handover date.
We compare the seller’s response with the original offer so a lower price does not distract from other terms that may have changed. If the seller requests a reservation payment or deposit, we clarify its purpose, the circumstances in which it would be refunded and the terms of the agreement before you pay. If your decision depends on a mortgage or inspection, we raise those questions before you commit.
Coordinating the transaction and apartment handover
Once the main terms are agreed, I map out the remaining steps with you, the seller, the bank and the notary within the agreed service scope. We note who will provide each missing document, who will check each question and which answer the next step depends on. The timing for preparing and signing documents is coordinated around the circumstances of everyone involved.
For handover, we prepare a list of keys, remotes, meter readings and belongings that will remain. We discuss how to record the apartment’s condition and completion of any agreed work. If your purchase depends on selling your current home, it is worth coordinating the apartment sale and moving date from the start of the search.
What does help with buying an apartment cost?
The fee is agreed individually depending on whether you need a full search or help with one apartment. Before I begin, we discuss the included tasks, representation terms, payment arrangements and circumstances that could change the service scope. We identify possible costs for a technical inspection, formal valuation and other specialists separately, and agree before ordering their services.
You can start with a conversation about buying an apartment. Tell me your preferred area, budget and whether you have a specific listing in mind. That will help us decide what kind of support would be useful for your situation.
What should I prepare for a conversation about buying an apartment?
- Preferred neighbourhoods, number of rooms, floor-area range and important everyday routes.
- Your total budget, available funds and any financing information from your bank.
- Must-have features such as floor level, a lift, balcony, parking or step-free access.
- Links to listings you like, with a note about what appeals to you or raises questions.
- Your moving timeline and whether you need to sell your current home to make the purchase.

Practical questions about buying an apartment
Can you help me buy an apartment I found myself?
Yes. Send me the listing and let me know where you are in the process. We can agree on comparing the offer, questions for the seller, a viewing, negotiations or coordinating the next steps. Before we begin, we define the specific tasks and fee.
How can I find out what renovation payments remain?
We ask the seller for current information and, depending on the situation, check with the building manager or residents’ association. It is important to distinguish regular building costs from any remaining renovation payments. We confirm with the seller and the professional preparing the contract how those payments will be addressed in the transaction.
Is a verbal promise about a parking space enough?
Before deciding, ask for an explanation and any available documents: where the space is, the basis for using it, whether it is included in the sale and whether it costs extra. A shared courtyard and a specific space sold with the apartment offer different rights of use.
What should I do if the floor plan does not match the apartment I viewed?
Ask the seller to explain the discrepancy and provide documents about the changes. Then, with an appropriate professional, clarify its nature and possible next steps. If you are buying with a mortgage, discuss the information with your bank before relying on an assumed financing decision.
Should I discuss mortgage options with the bank before viewings?
An initial conversation with the bank helps define a realistic budget. Once you choose an apartment, the bank may request a further assessment and documents, so a general indication of your borrowing capacity is not a financing decision for that particular purchase. We include this distinction in the purchase plan.
Can the apartment handover take place after the sale is completed?
We discuss a possible date and terms with the seller and confirm the agreement with the professional preparing the contract. It is important to specify when the apartment will actually be vacated, when the keys will be handed over and how costs will be accounted for. Tell me at the outset if the timing affects your rental or another transaction.
