This guide covers GPM on a Lithuanian tax resident’s sale of privately owned residential property, based on information checked on 26 September 2026. Annual real estate tax and transaction-service invoices are separate. Check exemptions, allowable costs, annual income and the applicable rate.

When can a home sale be exempt from GPM?

From 2026, the general ownership period was shortened. VMI says income is exempt if the property was owned for longer than five years before sale. Separate home exemptions may apply. Income from a residential property in Lithuania or another European Economic Area (EEA) state, including assigned land, may be exempt if residence was declared there throughout the last two years before sale. If the period is shorter, you may qualify by using the sale proceeds to acquire another EEA home and declaring residence there within one year. See VMI’s home-sale exemptions.

Keep a dated record and supporting documents. Intending to move, or living there without declaring residence, does not meet the declaration condition. Ask VMI about your circumstances before relying on the exemption.

Which costs can reduce the taxable amount?

VMI’s calculation method subtracts the acquisition price and certain mandatory payments connected with acquiring or selling the property from sale proceeds. Include each invoice only once; taxable gain may differ from ordinary profit.

  • Find the purchase contract and proof of payment.
  • List notary, registration and other mandatory payments separately.
  • Group repair invoices by work type and keep descriptions.
  • For inherited or gifted property, check the special acquisition-value rules.

Documented reconstruction or capital repair may qualify under set conditions; ordinary repair does not form part of the acquisition price. The work, not the bill size, determines its category. 2026 rates: why 15% is not the whole answer

Under VMI’s rate schedule, applicable non-employment income, including taxable property-sale gain, is taxed at 15% up to 12 VDU. VDU is Lithuania’s statutory average-wage unit; The threshold equals 27,745.80 euros in 2026. This shared annual threshold does not reset for each property.

Above it, rates are 20% up to combined 36 VDU (83,237.40 euros), 25% from 36 to 60 VDU (138,729 euros), and 32% above 60 VDU. Specified annual income, including wages, counts toward these bands, although income types are not all aggregated alike.

VMI’s examples clarify that the first 12 VDU, despite its 15% rate, also counts toward progressive thresholds. It creates no extra 36 VDU band. Gather all annual income before estimating tax.

When a Lithuanian tax resident sells to another individual, the resident reports taxable income personally. The general deadline is 1 May of the following year, subject to calendar rules. Follow VMI’s filing procedure; the notarised contract does not replace checking your return.

For 2026 income, VMI describes the general period as longer than five years before sale. If the sale or an advance payment was in an earlier year, check transition rules separately; split-year payments are not assessed only by the final settlement date.

Is declaring residence just before the sale enough?

No. A last-minute declaration does not meet the two-year exemption. With a shorter period, check the conditions for acquiring another EEA home, using the sale proceeds and declaring residence there within one year. Ask VMI to review your declaration history before relying on the exemption.
