What information should I provide about the house?
Have the address, total floor area, year built, number of floors and rooms ready. Select its current condition and note the features you consider advantages. In the comments, describe the heating, water supply, wastewater arrangements, access and known completion status. If some finishing work is under way, clearly distinguish what has been completed from what is only planned.
What affects a house’s price in Klaipėda and nearby areas?
Beyond floor area, relevant factors include the building’s age, layout, level of finish and maintenance needs. Around Klaipėda, houses also differ in distance from the city, access to everyday services, road access and infrastructure. I consider these factors together: a larger house may not suit the same buyer if its running costs or commute do not meet their needs.
Why is an average price per square metre not enough for a house?
I compare listings for houses in similar locations and condition, taking account of age, completion status and utilities. A finished house and one with partial finishes require different comparisons. I consider the value of a garage, terrace or outbuildings in context as well. Asking prices are indications of current supply, so I do not treat them as confirmed transaction prices.

After reviewing the details, I will contact you to discuss a preliminary price indication and the factors behind it. I will point out what information is missing and whether a viewing could help. Photos cannot show every structural or building-system detail, so technical questions may need an appropriate specialist. The response time depends on the complexity of the property and the information provided; I do not promise a fixed turnaround.
How can a house estimate help me prepare for a sale?
A preliminary price indication makes it easier to discuss timing, outstanding work and how to present the house. We can consider what to clarify before inviting buyers to view it. Can I submit details for a house that is not finished?
Yes. Select its current condition and use the comments to describe work already completed and the known registered completion status. Do not present planned work as a feature the house already has.
Does a house’s energy efficiency affect its price?
Yes. In the comments, note any known energy-efficiency rating, heating method and renovation work. We discuss running costs alongside the property’s condition, location and comparable listings.
Which five house photos should I include?
You can choose the exterior, main interior spaces, level of finish and any relevant outdoor features. Up to five JPEG, PNG or WebP photos are allowed, but they are optional. Avoid sharing unnecessary personal information.
Should I mention known problems with the house?
Yes. Signs of damp, repairs needed or systems that do not work help clarify the situation. A real estate agent’s review of the information does not confirm the technical condition, but it can help identify what to check before a sale.
Can you provide a preliminary estimate for a house outside the Klaipėda district?
