A listing price is an offer, not a completed sale
A listing shows the seller’s expectation; a transaction price is what the parties agreed. A vanished listing proves neither a sale nor its price: the owner may have changed plans, switched agents or paused the sale. A neighbour’s story is no verified sale.
RICS guidance on comparable evidence advises caution with asking prices and verification of transaction circumstances. Keep current competitors separate from completed sales you can verify. If you lack sale data, say so; do not assume every seller accepts the same discount.
Compare homes the same buyer would consider
Start with a few close alternatives, not a city-wide average. Buyers compare homes within a similar total budget. In Klaipėda, equal floor area does not mean equal value: location, building condition, parking and daily transport differ.
- Location: neighbourhood, street noise and nearby services.
- Building: age, renovation, lift and shared areas.
- Home: registered area, rooms, floor, layout and balcony.
- Condition: repairs, building systems and furniture included.
- Sale includes: storage, parking or other associated property.
Record each source, the date checked and unknowns. A preliminary apartment price assessment can help identify suitable comparisons; photographs alone can mislead.
An illustrative comparison: why price per square metre is not enough
Suppose you are selling a 55 m², two-room apartment without dedicated parking that needs cosmetic repairs. The figures below are entirely fictional and explain only the comparison. They are not Klaipėda market data or a valuation of a specific property.
| Listing | Floor area | Asking price | Price per m² | Relevant difference |
|---|---|---|---|---|
| A | 54 m² | 118,800 EUR | 2,200 EUR | Similar condition |
| B | 56 m² | 134,400 EUR | 2,400 EUR | Updated interior |
| C | 55 m² | 126,500 EUR | 2,300 EUR | Parking space included |
The simple average is 2,300 EUR/m²; multiplied by 55 m², that gives 126,500 EUR. Yet this assigns the other listings’ benefits to a home without parking that needs work. A is the closest starting point, but its asking price still does not confirm the eventual sale price. Do not apply a guessed fixed deduction for parking or repairs; seek more comparisons.
What does the Centre of Registers’ average market value tell you?
Use the Centre of Registers’ search tool with the property’s unique number and selected valuation data. Check the period shown. Mass valuation applies a common method to groups of similar properties, as described in the methodology report.
Treat the result as an additional reference, not the current asking price or an inspection-based conclusion. If the gap is large, check property details, valuation date and home features. A gap alone proves neither an inflated listing nor a registry error.

Let’s discuss my home’s priceA broker’s price insight and a valuation for a bank
A broker’s preliminary assessment helps discuss a possible sale-price range, competing homes and presentation. It does not replace a report required by a lender. The Bank of Lithuania advises checking which independent valuers the lender accepts; some new builds may not need a separate valuation.
Comparisons, date and purpose can produce different conclusions. The US Consumer Financial Protection Bureau explains this general principle; US procedures do not apply in Lithuania. For a detached house, gather plot, completion, heating and utility details for a preliminary price discussion.
Consider the buyer’s financing limit
An agreed price does not ensure the buyer can borrow enough. Bank of Lithuania guidance says financing is based on the lower of the purchase price and assessed property value. Buyer circumstances and the lender’s decision also matter.
If the price exceeds the assessed value, discuss how the buyer will cover the gap. Do not promise an appraiser will match the listing price. Before taking an advance payment, clearly agree the preliminary agreement’s financing conditions, deadlines and next steps if the loan decision falls short.
Set an opening price and a review rule
Choose an evidence-based range, then set the listing price and acceptable negotiation limit. Personal finances matter to your decision, but do not change buyers’ alternatives. A large negotiation cushion can put the listing above some search budgets.
- Check price facts and sale documents before publishing.
- Set a date to review enquiries, viewings and offers.
- Separate low visibility from repeated feedback about price.
- Respond to new evidence, not one aggressive offer.
With little interest, use the questions in why a home is not selling. For an apartment sale in Klaipėda, assess price, photographs and viewings together.
Questions and answers
Can I set the price using listings alone?
Listings show current competition, not confirmed sales. Note that limitation and avoid a guessed standard discount. The fewer close matches and the more unknowns, the more cautiously you should treat the resulting price range.
How many similar homes should I compare?
One nearby listing is rarely enough. Find several genuinely similar homes and mark weaker comparisons. There is no formal minimum: three close matches may be more useful than ten from different neighbourhoods. If suitable options are scarce, acknowledge the evidence gap instead of claiming artificial precision.
Should I add all renovation costs to the price?
No. Invoices show costs, not an equal increase in market value. Buyers may value materials, colours or layout differently. Compare similarly renovated homes with those needing work, and discuss a major upgrade’s purpose and likely sale benefit before starting it.
Can a broker’s preliminary assessment be used by a bank?
NTIQ’s preliminary assessment helps discuss a sale decision and strategy; it is not a bank valuation report. Before ordering a paid valuation or taking on commitments dependent on financing, buyers should check the lender’s requirements and accepted valuers directly.
Can a higher Centre of Registers value justify a higher asking price?
No. Check the valuation period, registry details and comparable supply. Mass valuation has a different purpose and information base from analysis of a specific sale. Use several sources to support your price and distinguish known facts from assumptions.
When should I lower the price if nobody calls?
Check that the listing is visible, photos are clear, contacts work and details are complete. Then review new competitors and buyer interest. No single number of days suits every home. Set a review date in advance and tie any price change to a specific issue you identify.
Should I choose the broker who suggests the highest price?
Ask each broker to explain the price with dated comparisons and differences from your home. Find out what is known about completed sales and what comes only from listings. A useful proposal also addresses uncertainty, sale steps and review criteria. The highest promised figure alone says little about the work’s quality.
